Midlands-based property developer and asset manager, Rotherhill, alongside long-term funding partners DSC 452 Ltd, has completed the acquisition of a high-quality modern industrial unit on the Whiteacres Estate in Whetstone. The Leicester acquisition was completed in May 2025, terms having been agreed just 6 weeks prior.

The property comprises a modern, detached single-storey warehouse with integral two-storey offices, totaling approximately 13,350 sq ft and occupies a generous 0.79-acre plot. It is currently let to Tyresure Ltd, with the lease set to expire on 24th August 2026.

Located on the well-established Whiteacres Estate, developed by Wilson Bowden in the early 1990s, the unit benefits from excellent connectivity, situated just 6 miles south-west of Leicester city centre and 3 miles from the M1/M69 intersection.

This acquisition aligns with Rotherhill’s ongoing strategy of acquiring high-quality industrial and logistics assets, whether income-producing or vacant, with potential to add value in the short to medium term through proactive asset management initiatives.

The property is detached and benefits from a 40m service yard, separate car park and integral, well specified, office accommodation.  The building therefore offers a range of benefits that position it well for re-letting or freehold disposal, should the current tenant vacate at lease expiry.
