Rotherhill completes the sale of refurbished Daventry warehouse to growing logistics operator

Rotherhill, with support of its long-standing joint venture partner, DCS 452 Ltd, has completed the sale of a detached industrial facility at Whittle Close, Daventry, to logistics operator Haulystic.

The transaction completed in August 2026 following Rotherhill's extensive refurbishment programme, which transformed the property into a high-quality headquarters in one of the East Midlands' most established industrial and logistics locations.

Located on the popular Drayton Fields Industrial Estate, approximately 1.5 miles north of Daventry town centre, the property occupies a prominent corner position on Whittle Close and benefits from excellent access to the national road network.

Haulystic, a growing logistics business, has acquired the Daventry facility as part of the continued expansion of its UK logistics infrastructure. The new Midlands operation will complement the company's established London Heathrow operation, providing additional capacity and strengthening Haulystic's connectivity across the UK's major air cargo gateways and national distribution network.

Sheri Syed Quadri, Founder and CEO of Haulystic, explains:

“The acquisition of our Daventry facility marks another significant milestone in Haulystic's growth journey. We are building the logistics infrastructure required for the next generation of international e-commerce — combining strategic locations, technology, customs capability, warehousing and our own transport operations to give our customers greater speed, control and reliability across the supply chain.

Daventry is an expansion of our network, Heathrow remains fundamental to our operation, while Daventry gives us significant additional capacity in the heart of the UK and strengthens our connectivity to Birmingham, East Midlands and the wider national distribution network.

Our strategy is to invest ahead of demand. As international e-commerce continues to grow and supply chains become increasingly time-critical, we are building the capacity, technology and operational infrastructure that will allow Haulystic and our customers to scale for the future.”

Stuart Waite, Associate Director at Rotherhill, comments:

“We acquired the property with a view to creating a best-in-class industrial unit in a location characterised by a limited supply of quality accommodation within this size range. We carried out a comprehensive refurbishment programme that included the removal of the previous occupier's fit-out, installation of new M&E including LED lighting and an energy-efficient electric heating system, roof and cladding recoating works, gutter relining, and the complete redecoration of the office, welfare and warehouse areas. The works were designed to significantly enhance the building's specification and improve its environmental performance, achieving an EPC rating of B.”

He adds: “We're delighted to have delivered a facility that provides Haulystic with an excellent platform for growth and supports their evolving operational requirements."

The sale demonstrates the continuing demand for well-located, high-quality industrial space across the Midlands. Daventry remains a highly sought-after logistics and manufacturing location due to its excellent connectivity and strategic position within the UK's distribution network.

Tom Drake, Partner at Drake & Partners alongside TDB Real Estate, who acted on behalf of Rotherhill in respect of the sale, comments:

“Drake & Partners, alongside TDB, were pleased to be retained to advise Rotherhill on this project. This is a perfect example of how if you invest in the refurbishment of a building, it maximises your chance of a successful solution, which is exactly what Rotherhill have done. We have a strong presence in Daventry and the surrounding region and take pride in the advice and transactions we are involved in.  Having first picked up the enquiry from Haulystic, we worked hard throughout to assist all parties to get the sale completed and are particularly gratified to welcome a new business to Daventry that were not previously located in the town. We wish them all the best in their new building”.

As an established developer and asset manager, Rotherhill continues to identify and reposition industrial assets across the Midlands, creating high-quality space that meets the evolving needs of occupiers and investors alike.
