Rotherhill Developments Secures New 10-Year Lease with Ambipar Response at Unit 5 Spring Hill Road, Park Springs, Barnsley

Rotherhill Developments is pleased to announce the successful completion of a lease renewal for Unit 5 Spring Hill Road, Park Springs, Barnsley. The new, unbroken 10-year lease commences in April 2025 and marks a continued commitment from Ambipar Response Limited, a high-quality tenant who has been occupying the unit since 2015.

Ambipar Response, a global leader in emergency response and crisis management, has worldwide expertise in responding to environmental, chemical, and biological emergencies that impact health, the environment, and property. With a network of 300 emergency response bases worldwide, Ambipar Response plays a critical role in safeguarding communities and industries in times of crisis.

“We’re delighted to extend our commitment to Park Springs and continue our long-standing presence in Barnsley,” said Tharsis Guido, Director at Ambipar Response. “The unit has served our operational needs exceptionally well over the past decade, and securing a new long-term lease reflects both our confidence in the location and the ongoing growth of our UK operations."

The unit, which extends to 16,558 square feet, boasts a high-quality specification, including a 7.1 metre eaves height, two level access doors, a service yard with a depth of c30 meters and separate dedicated parking area. The unit also benefits from an EPC rating of B which futureproofs the building against upcoming changes to the minimum energy efficiency regulations.

Ed Jeffrey comments, “Units of this size and specification are scarce, with limited future development options as a result of new build viability pressures.

This lease renewal highlights the continued demand for high-quality existing industrial space and follows our acquisition of the property in June 2024 alongside a long-established joint venture funding partner.

Our thanks to Tom Preene at GV & Co who worked with us on the lease renewal and Ross Cuthbert and Dan Walker of Skylark RE and GV & Co respectively who have provided investment advice.”

Ross Cuthbert, Co-Founder and Director of Skylark Real Estate, said:

“The property on Round Spinney Industrial Estate presented a strong case for investment, with embedded reversion to capture immediately at the upcoming lease events. The acquisition provides a compelling opportunity to add value through numerous active asset management initiatives and perfectly aligned with Rotherhill's strategy to acquire industrial assets with strong underlying fundamentals with significant reversion and below both vacant possession value and replacement cost."

Rotherhill remains acquisitive and is actively seeking small to mid-box industrial units (ranging from 10,000 to 100,000 square feet) of good specification, or potential for refurbishment, with or without income (single or multi-let). The company continues to focus on expanding its portfolio and looks forward to further strategic acquisitions in the coming months.
