Rotherhill Developments Completes £1.065 Million Full Refurbishment of Prime Industrial Property in the Golden Triangle

Rotherhill Developments, in partnership with Nowell Spring Group Limited, is pleased to announce the successful completion of a full internal and external refurbishment of a prime mid-box industrial property, with a total combined contract value of £1.065 million. The refurbishment enhances the building’s functionality and future-proofs its long-term use and value.

James Darby from one of the acting agents, Darby Keye, says:

“This fully refurbished, high specification ‘Golden Triangle’ warehouse, provides occupiers with the opportunity to secure ‘best in class’ premises on attractive terms, without compromising on specification and quality.”

The property is situated at Swift Valley Industrial Estate, a prime industrial and distribution location within the heart of the Golden Triangle. It offers excellent connectivity, being just 2 miles from Junction 1 of the M6, providing direct access to the region’s motorway network.

The refurbishment, carried out by contractors Sandell Group (UK) Ltd and Newline Civil Engineering Limited, and overseen by Trident Building Consultancy, includes comprehensive improvements across key areas, significantly raising the property’s quality and environmental performance.

Darron Owen, Executive Director of Trident Building Consultancy, said:

“Trident Building Consultancy were delighted to work alongside Rotherhill Developments to provide Project Management and Contract Administration services on a project which has provided a top quality refurbished building, providing facilities which provide modern standards of largely open plan fit out, suitable for an incoming occupier, alongside a refurbished and guaranteed roof covering and fully designed drainage enhancements.”

The refurbishment has seen extensive improvements to the mechanical & electrical (M&E) systems and delivery of a base EPC rating of B36, ahead of a tenant-specific fit-out which can further enhance the building’s sustainability credentials.

A 25 year guarantee is provided for the roof works and 15 year guarantee on gutter relining works. All drainage works have been delivered to an engineer’s warranted design and specification to future-proof the property to new build development standards.

Ed Jeffrey, Director of Rotherhill Developments, stated:

"This a high quality refurbishment, meeting market needs and future-proofing the building for the long term, ensuring it is both sustainable and resilient." He added, "There’s a limited supply of units of this size that aren’t new build. These premises represent a virtually new build standard at a competitive discount to new build rents, providing long-term value to a future occupier."

The property is available to rent or buy and is being marketed by Savills and Darby Keye.

David Tew, Director (Industrial) for Savills, said:

“Our client has invested heavily in the subject property on Cosford Lane following the acquisition last year.  They have significantly improved the quality of the accommodation following the extensive refurbishment programme.

There are very few opportunities to acquire quality existing industrial/warehouse units across the region, especially units of this size.  The unit provides excellent specification in a strategic location within Rugby, providing quick access to the M6 and the wider motorway network.”
