Working with long standing funding partners, DCS 452 Limited and Nowell Spring Group Limited, Rotherhill acquired a prominent, detached warehouse unit totalling 10,036 sq. ft on the popular Drayton Fields Industrial Estate in Daventry earlier this year with the intention of implementing a refurbishment programme to create a best in class warehouse facility in a market starved of good quality leasehold and freehold options.
The refurbishment project was successfully completed on time and on budget at the end of July. The project included a full strip out of the previous tenants fit out, installation of new M&E to include LED lighting and a new electric heating system, rooflights, full warranty backed re-coating of the roof and cladding system, re-lining of the gutters plus a full redecoration of the existing office, welfare and warehouse space. New fencing and gated car park were also added. These enhancements have completely modernised the premises and taken the EPC rating from an E to a B.
The project team included Pioneer Construction Services (Main Contractor) and MAC Construction consultants (Project Manager) Stuart Waite, Associate Director, comments:
We are pleased to have completed the refurbishment on time and on budget. The property is situated on a well-established industrial estate in a location with very limited supply within this particular size range. The work carried out by the project team positions the building as a best in class refurbished offering within Daventry and will help facilitate a long-term letting or sale of the freehold interest to an owner occupier.”
The location offers excellent access to the nearby major road network and is situated approximately 1.5 miles north of Daventry town centre. The warehouse is located in a prominent position on the corner of Whittle Close and benefits from two ground level loading doors and its own yard which is now fenced and gated. The site offers a true HQ style opportunity for a business seeking high quality accommodation in Daventry.
