The Swynnerton Estate in Staffordshire is the family seat of Lord Stafford who resides at Swynnerton Hall in the heart of the village. After a lengthy planning negotiation, the Estate obtained planning permission for 22 houses in the village centre which is a conservation area.
The Estate wishes to retain a number of the houses as an income producing investment. It initially intended to sell the site to a developer taking completed houses as consideration but the decline in the market made that an unattractive proposition.
Rotherhill approached the Estate to see if it could unlock the opportunity. By providing a comprehensive development management service, and working closely with the Estate and it’s advisors, we have been able to structure a solution that retains a greater proportion of the schemes value within the Estate and provides the flexibility of creating a capital or rental return subject to the needs of the business.
